    We inspect the asset, review the leases and outgoings, then put scope and fees in writing.

    Handover

    Once you've given notice to your current manager, we coordinate the transfer of ledgers, keys, security and contractors.

    Business as usual — only better

    Monthly statements, a manager who knows your building, and the principal a phone call away.

Owner questions

Straight answers.

Fees depend on the size and complexity of the property and the number of tenancies. We’ll give you a written proposal with fees set out clearly before you commit to anything. In many commercial leases some or all of the management fee can be recovered from tenants as an outgoing — we’ll check what your leases allow.

Yes. Your current management agreement sets out the notice period. Once notice is given, we coordinate the handover with your existing agent — ledgers, keys, security deposits or bank guarantees, contractor arrangements and tenant introductions — so there's no gap in management.

Nigel Smith, our principal, manages our properties hands-on, supported by a small dedicated team. You won't be passed between departments or rotating property managers.

Our in-house maintenance and cleaning staff handle a lot of day-to-day work directly. For specialist work we engage licensed trades, and we agree approval limits with you up front so urgent issues are never held up.
