- Burst pipes, flooding or major water leaks
- Gas leaks or electrical hazards
- Fire alarm, sprinkler or fire-safety faults
- Broken glass, doors or locks leaving the premises insecure
- Roof leaks into the tenancy
- Loss of power, water or air-conditioning that stops you trading
