Tenant hub

Here to keep your business running.

Repairs, payments and paperwork in one place. You'll always be dealing with the team that manages your building.

Life-threatening emergency?

Call 000 first. If you smell gas or see an electrical hazard, get people clear before calling.

Urgent building issues

Call the office mobile on 0401 993 419, then log the details online so there’s a record. Urgent issues include:

  • Burst pipes, flooding or major water leaks
  • Gas leaks or electrical hazards
  • Fire alarm, sprinkler or fire-safety faults
  • Broken glass, doors or locks leaving the premises insecure
  • Roof leaks into the tenancy
  • Loss of power, water or air-conditioning that stops you trading

Paying rent & outgoings

Pay safely, every time.

Rent and outgoings are paid into our audited property management trust account. Use the payment method and reference shown on your tax invoice or rent statement so your payment is receipted correctly.

Outgoings are estimated at the start of each year and reconciled after year end, as your lease provides. Questions about an invoice or reconciliation? Use the enquiry form below.

We will never change our bank details by email.

Payment-redirection scams target businesses every day. If you receive an email or message asking you to pay into a different account, don’t pay — call us on 07 5504 5011 using the number on this website to verify.

Insurance

Upload your certificate of currency.

Most leases require tenants to hold public liability and other insurances, and to provide a current certificate each year. Upload yours here when it renews.

Tenant FAQs

Good to know.

It depends on your lease. Generally the landlord is responsible for the structure and base-building services, and tenants for their own fit-out and damage they cause. Log the request anyway and we'll confirm responsibility before work is booked where we can.

Use the payment method and reference shown on your tax invoice. We will never ask you to change bank details by email — if you receive a request like that, call us on 07 5504 5011 before paying anything.

Your lease sets out the required policies (commonly public liability, plate glass and contents/business insurance) and minimum cover. You'll need to provide a certificate of currency each year — you can upload it on this page.

Most leases require the landlord's written consent first. Send us your plans or signage artwork through the tenant enquiry form and we'll seek approval on your behalf.

Check your lease for option dates and notice periods — some options must be exercised within a strict window. Talk to us early, whether you'd like to renew, renegotiate or vacate.
